Excavation Near Existing Structures

Working close to a standing building changes the rules. Soil that supports a foundation cannot simply be taken from beside it, machine vibration travels farther through the ground than most people expect, and buried services rarely follow the route anyone remembers. Excavation near structures moves slower, in smaller bites, often with hand work at the edges, and it stops well short of anything that requires an engineered retaining structure.
The load path you cannot see
A foundation does not carry its load straight down through the footing alone — it spreads that load outward into the soil around and beneath it. Cutting into that zone removes support the building is actively using, and the failure shows up as settlement, cracking, or worse, sometimes days after the machine has left. The safe reach and depth beside an existing footing is a design question tied to the soil and the structure, which is why work close to a foundation gets scoped conservatively, staged in short sections, and backfilled promptly rather than left open. If the plan requires undercutting a footing or holding back soil that would otherwise fall in, the project has crossed into engineered territory.
Private lines are not on the 811 map
Montana 811 marks public utility lines and nothing else, which makes an established property the most dangerous kind of ground to dig on. The feed to the shop, the old irrigation line, the buried propane run, the well line, the abandoned line that turns out not to be abandoned — none of that gets located by anyone but you. On developed parcels the practical method is old-fashioned: ask the owner what they know, look for evidence at the surface, and expose suspected crossings by hand before a bucket goes near them. Septic components deserve particular respect, since a drainfield is damaged as easily by driving over it as by digging into it, and a crushed field is not a repair anybody enjoys paying for.
Slower methods, smaller machines
Close work is a different job than open-field earthwork and gets priced that way. Smaller equipment fits and does less collateral damage; hand digging finishes the last stretch at foundations, lines, and tree roots worth keeping. Vibration is worth thinking about around older structures, rock walls, and masonry — compaction equipment in particular transmits energy through the ground. Where it becomes someone else's scope
There are clear stopping points. Anything holding back a soil mass that would otherwise move — a structural retaining wall, an underpinning detail, a shored excavation beside a footing — is engineered work with a designer's stamp behind it, not a judgment call made from the seat of a machine. Live utility connections belong to licensed utility contractors, and septic work to county-licensed installers. Excavation prepares, exposes, backfills, and restores around all of it. Saying that plainly up front is how a project near an existing structure stays out of trouble.
