What's actually left behind after a build

Even a tidy builder leaves a site that isn't a yard: cutoff lumber and packaging, concrete washout and splatter, compacted haul paths, ruts from deliveries, stockpiled spoil, and ground graded for construction access rather than for living. None of that is a defect — it's the normal end state of construction. Cleanup is its own scope, and treating it that way gets it done in days instead of a summer of weekends.

Drainage first, pretty second

The invisible half of cleanup is the grading underneath: surface water has to move away from the new foundation and off the usable areas. In this valley, the test arrives every spring as snowmelt. Final grading that establishes controlled fall away from structures — before topsoil, gravel, or seed go down — is what keeps the finish work from failing its first March.

The finish sequence

A complete post-construction cleanup typically runs:

• Debris pickup and haul-off — sorted for disposal and recycling streams
• De-compaction of haul paths and staging areas where turf or planting follows
• Rough grading to drainage-correct contours
• Topsoil placement where the ground will be planted; gravel restoration for drives and pads
• Reseeding of every square foot of disturbed soil
• Magnet and detail passes where lawns, kids, and tires will live

Reseed like it matters — because the county thinks it does
