Utility Disconnection Responsibilities

Before any structure comes down, every utility serving it must be verifiably dead — and the disconnections are made by the utility providers, arranged by the property owner. Power and gas are shut and physically disconnected by their companies, water is shut at its source, and the septic or sewer connection is addressed per the county's rules. Separately, Montana 811 locates buried public lines before ground disturbance. No machine touches a structure on an assumption.
The owner's calls, the providers' hands
The division of labor is consistent across providers:
- Electric: the utility de-energizes and physically disconnects the service drop or lateral — an account closure alone is not a disconnection
- Gas or propane: the gas utility disconnects and caps; propane suppliers pump down and remove tanks
- Water: municipal service is shut at the meter or main by the city; wells get their power isolated like any other circuit
- Septic or sewer: sewer laterals are capped per the jurisdiction; septic tanks are pumped and handled per county requirements
Why 'it looks abandoned' isn't a status
The most dangerous building on any demolition schedule is the one everyone assumes is dead. Long-vacant structures turn out to have live drops, pressurized gas stubs, and shared lines feeding something else. Verification means written or documented confirmation from each provider — kept in the project file — not a glance at a dark porch light.
811 is a separate step, not a substitute
Provider disconnections kill the services TO the structure; Montana 811 marks buried public utilities crossing the work area so machines don't find them the hard way. Both happen before demolition. And 811 marks only public lines — private runs between buildings, old irrigation, and abandoned services are the owner's knowledge to share.
Sequencing against the schedule
Provider disconnections carry lead times that vary by utility and season, and they gate everything: demolition can't be scheduled firmly until disconnect dates exist. The practical order — confirm disconnect appointments, then locates, then the teardown date — is exactly the order the estimate conversation walks through.
