The build is done and the site is still wearing it: cutoffs, packaging, concrete splatter, rutted staging ground. Builders build; few of them finish sites. Debris-out, grade, surface, and seed is its own short project — and it's what makes a new build read as a finished property.

Isn't site cleanup the builder's job?
Read the contract — 'broom clean' usually means the house, not the land. Final grading, surface restoration, and seeding are typically a separate scope.
